A landlord should use the same HVAC technician

Plus, if you use the same HVAC repairman, he would become familiar with the unit, which means he would be able to diagnose the problems faster than a new technician would.

I live in a townhouse that I am renting from a nice couple. I believe this is their first rental property. I can tell because whenever something breaks or malfunctions, they don’t use the same maintenance guys, or handymen. For instance, I had a leaky faucet, and they contacted a handyman to fix it, then when the flap in my toilet broke, they used a different handyman. If I had a rental property, I would use the same repair guy to fix the issues that come up. I would make sure that I have a handyman for general problems, a plumber for major plumbing issues, and an HVAC repairman to service the unit annually. I can’t tell them how to best manage their rental property, but I believe if they keep hiring random repairmen, they will eventually run into some major issues. Especially for something as technical as HVAC maintenance where it requires skills as well as experience to tackle the issues. Plus, if you use the same HVAC repairman, he would become familiar with the unit, which means he would be able to diagnose the problems faster than a new technician would. So far, there has only been one service done on the HVAC unit, and there should be a service scheduled soon. I am hoping that it’s the same repairman from the last service, but from what I have experienced from my landlord, that might not be the case. I can only hope that if it is in fact a new HVAC repairman that he or she does as good of a job as the first one that they hired.
